Do my brick mortar joints need tuckpointing?

Tuckpointing means raking the worn mortar out of the joints between your bricks and packing in new mortar. In San Diego, it's how we fix crumbling joints without disturbing brick that's still sound. Masons also call it repointing or pointing.

Mortar usually lasts somewhere around 25 to 50 years, while brick can go a century or more, so on most older walls the joints give out first. The price depends on how many joints have actually failed, how deep the damage goes, how high and easy the wall is to reach, and how hard the color is to match. The schedule depends on the size of the job, the weather and whether the city needs a permit or a review first. Your estimate gives you the figure for your own wall. If the brick, the joints and the trim have all worn out together, masonry restoration may fit better, but I'll tell you if a smaller repair will do.

Is tuckpointing right for your home?

  • Mortar that crumbles away

If the mortar turns to sand when you rub a joint, that joint has failed and needs refilling.

  • Hairline cracks in joints

Fine cracks or gaps in the mortar let water into the wall, and they usually widen over time.

  • Bricks cracking along joints

When cracks follow the mortar lines and run into the bricks, the joints have stopped doing their job.

  • Sound brick, tired mortar

An older house with solid brick and sunken joints usually needs new mortar, not new brick.

How we do tuckpointing

I start by walking the wall with you and marking the joints that have actually failed, because sound original mortar is better left alone. Next we mix a small test patch and put it in a spot you won't notice, so once it dries you can check the color against your old joints. We only go on with the rest of the wall once you're happy with the match. After that, our masons rake the worn mortar out down to solid material, pack the joints with new mortar in layers, shape each joint to match the ones around it and clean the brick faces as we finish.

Worn joints often show up alongside other problems. If a brick is cracked or a corner has broken off, we can take care of it with brick repair while we're there, so the new mortar has something solid to hold. Homeowners also ask us about a tired driveway while we're out, and we can redo that with driveway pavers.

  • Spot tuckpointing

This suits a wall where only some joints have failed. We fix those joints and leave the rest, which keeps the labor and the price down.

  • Full wall tuckpointing

When most of the joints are sunken or crumbling, redoing the whole wall gives you an even look and the same mortar from top to bottom.

  • Chimneys and garden walls

Chimneys, planters and freestanding brick walls are open to the weather on more than one side, so their joints often wear out first. They get the same careful matching as the house.

What happens when you call us about tuckpointing in San Diego?

  1. Call or send a message

Call (619) 220-2261 or use the form, and tell us what you're seeing on the wall. We'll get back to you and set a time for me to come out.

  2. I look at the wall with you

I come out myself, ask what's been going on and check the joints up close. You get your estimate right there on site, so you know the price before you decide anything.

  3. We check permits, then work

Once you say go, we check with the city or the County of San Diego on what the job needs and handle any permit and inspections. Then our masons do the work, and I'm on site checking it as it goes.

  4. Walk the finished wall together

When the joints are done and the brick is cleaned up, we walk the wall with you. If anything doesn't look right to you, that's the time to say so.

Picking the right mortar for tuckpointing

New mortar should be softer than your brick.

It sounds backwards, but the mortar is meant to be the weaker part of the wall. Masonry guides warn that mortar stronger than the brick makes the brick faces spall, or flake off. A joint can be raked out and redone later. A brick with its face gone has to be replaced.

For older houses, preservation guidance points to lime mortar. It's soft and porous, and it changes little in size as the temperature shifts. We pick the mix to suit your brick, and you're welcome to ask how the mortar we plan to use compares with what's already on your wall.

Look through these examples of masonry work, from pointed brick and stone to block walls and pavers, to get a feel for what's possible.

Why San Diego homeowners call Artisan San Diego Concrete & Masonry for tuckpointing

  • The owner gives your estimate

I'm the one who comes out to look at your wall and give you the estimate. Our own masons and helpers do the work, and I'm on site checking it as it goes.

  • Licensed and fully insured masons

We're licensed and fully insured. California's state licensing board counts brick, block and stone work as masonry contractor work, so it's fair to ask any mason you call about their license.

  • Learned on a San Diego crew

I started this business in 2023 after learning the trade as a helper on a small San Diego masonry crew. A lot of that work was fixing joints others got wrong, so I know what a poor color match or a mortar that's too hard looks like a few years later.

  • Small repair when that's enough

I'd rather tell you a small repair will do than sell you a bigger job, and our work is backed by our satisfaction guarantee. To get started, call (619) 220-2261 or send us the form.

Tuckpointing questions we hear

How do I know if my mortar needs tuckpointing?

Your mortar needs tuckpointing when it has worn back more than 1/4 inch from the brick face, crumbles, shows hairline cracks or gaps, or the bricks are cracking along the joints. You can check this yourself by running a key along a few joints. If you see it in more than one spot, send us a photo.

Will new mortar match the old mortar on my San Diego house?

It can match closely, as long as the sand color and the cement type are chosen to suit your old joints, since both change the color of new mortar. Masonry guides advise trying a test sample in a hidden spot first, and that's why we start with the test patch.

Can a contractor tuckpoint only the bad mortar joints?

Yes, and it's usually the better job. Masonry guides say only failed joints need repair, and original joints in good shape are better than repointed ones. Ask for the work to be limited to the failed joints, and ask the contractor to show you which ones those are.

Does my older or historic San Diego home get a City review before tuckpointing?

It can. If the job needs a City construction permit, it gets an added review when any structure on the affected parcel is 45 years old or older. Homes designated by the Historical Resources Board, homes in an adopted historical district and homes listed in or eligible for the California or National Registers get a review before any alteration, even one that wouldn't normally need a permit, so tell us if yours is one of them.

How much does tuckpointing cost in San Diego?

Most of the cost of tuckpointing is labor, because raking out and refilling joints by hand is slow, careful work. The number of failed joints, the height of the wall and how hard the color is to match set the price, and fixing only the failed joints keeps it down. I'll give you a figure for your wall at the estimate.

What is the best way to pick a tuckpointing contractor?

Ask to see repointing jobs they've done before, because a good bricklayer isn't always skilled at repointing, and it's different work from laying new brick. It's also worth asking how their mortar compares with your brick and whether they'll limit the job to the failed joints.

Want someone to look at your joints?

I come out to see the wall, hear what's been happening and give you an estimate right there on site.

Tuckpointing in San Diego: permits and older homes

In San Diego, the city requires a permit before a building is altered, renovated or demolished, though like-for-like maintenance repairs under $1,000 are exempt. Whether your tuckpointing job needs a permit depends on the job and your house. Before work starts, we check with the city, or with the County of San Diego for homes outside city limits, and when a permit is needed we take care of the paperwork and the inspections. Older and historic homes can face an extra City review, covered in the questions above, so tell us your home's age when you call. We're based in San Diego and work across the city and the cities around it, both inside city limits and in unincorporated county areas.

On jobs here, we see a lot of older brick houses, chimneys and garden walls where the brick is fine and the joints have sunk back. It's the same on jobs in National City and La Mesa, and we handle it the same careful way there.
