Is it time to fix the mortar in your brick wall?

Brick repair in San Diego, CA means fixing the mortar joints and bricks that have actually failed. We rake out worn or cracked mortar, pack in new mortar that suits the old, and replace bricks that have cracked through, so the wall keeps water out and still looks like part of the house.

Most people call after they notice sand at the foot of a wall, a crack stepping across the joints or a brick that has split. The price turns on how many joints and bricks need work, how easy the wall is to reach and how closely the new work has to match the old, and the schedule turns on what the city or county needs before we start and on dry days for the mortar. If the joints are worn across the whole wall, tuckpointing may be the better name for the job, and I'll tell you which when I give you your estimate on site.

Is brick repair right for your wall?

  • Mortar crumbling at the joints

When sandy mortar rubs out under your finger, new mortar stops water working into the wall.

  • Cracks running through bricks

A crack that splits the brick itself means those units need replacing, not just new mortar.

  • Garden and planter walls

Low brick walls take water from sprinklers and soil, so their joints often wear out first.

  • An older brick house

Decades of weather usually wear the joints long before the brick, so repair beats replacement.

How we handle brick repair

I start by going over the whole wall, because the goal is to fix what has failed and leave sound mortar alone. A few small cracks may not need work right away, and I'll tell you plainly what can wait and what can't. On the repair itself, we rake the worn mortar out of the joints back to solid material, cut out any bricks that have cracked along with the joints and set new ones, tying them into the brick around them so the patch works with the rest of the wall. Then we pack the joints with fresh mortar, tool them to match the old ones and clean the face before we leave.

Brick usually sits next to other work, so one visit can cover more than the joints. If the wall runs along a drive that's cracked or sunken, we also lay driveway pavers, and when you want a yard wall built to hold back soil, we do retaining wall construction. For a house front that's worn all over, masonry restoration takes in cleaning and joint work together.

  • Spot repointing

For walls where only some joints have worn or cracked. We redo those joints and leave the sound mortar in place, which keeps the job small.

  • Brick replacement

For bricks that have cracked through, not just around the edges. We cut out the damaged units and lace new ones into the brick around them.

  • Full repointing

For walls where the joints are worn across the whole face. Redoing them all at once gives you one even look and one mortar throughout.

Matching the mortar on a brick repair

New mortar should be no stronger than the old.

The usual guidance for repointing is that new mortar should be equal to or lower in strength than the original, because harder mortar puts more stress where brick meets mortar and can make the brick face break away. That damage can't be undone, so it's a fair thing to ask any contractor about before work starts.

One trade group generally recommends a standard mortar for modern brickwork and saves the weakest mixes for historic masonry. We look at what's in your joints now and pick a mix that's no harder, so if anything gives over the years, it's the joint and not the brick. Our work is backed by our satisfaction guarantee.

Look through these examples of masonry work, from brick and block walls to pavers and stone, to get a feel for what's possible.

Brick repair questions we hear

Does cracked mortar need to be fixed right away?

Not always, because a brick industry note says cracks alone don't have to mean immediate repair, and many cavity and veneer walls, the kind with a gap or backing behind the brick, can handle the extra moisture minor cracks let in. A masonry trade guide does treat repointing as needed once mortar has worn back more than ¼ inch, is crumbling, or shows hairline cracks or voids. Either way, it's worth having someone who knows masonry look before you decide.

How long does mortar last compared with brick?

Mortar lasts roughly 25 to 50 years, while brick lasts about 100 years or more, according to one masonry trade guide. So the joints wear out long before the brick does, and most brick walls need repointing at some point in their life.

How much does brick repair cost in San Diego?

It comes down to how much of the wall needs work and how the work has to be done, so I price it after seeing the wall. Repointing a few joints costs less than redoing a whole face, replacing bricks adds labor, and a hard-to-reach wall or a close color match on old brick raises the price. You'll get your own number at the estimate.

What license does a masonry contractor need in California?

The Contractors State License Board sets a C-29 Masonry Contractor class, which covers installing baked clay products like brick and building masonry walls for structures and fences. It also takes in the clear waterproofing, cleaning and caulking that go along with masonry work, and you can look up a contractor's license with the board before you hire.

How do I know if a brick needs replacing or just the mortar?

If the crack runs through the brick itself, along with the joints around it, the brick usually needs replacing, and one trade guide counts that as another sign the wall needs repointing. Cracks that stay in the mortar can often be handled by redoing the joints alone. I'll point out which is which when I'm there.

What is the best way to keep water out of a brick wall?

Keeping the mortar joints sound is the main thing, because cracks of any size in mortar can raise the chance of water getting into the wall. That's what repointing does, removing worn mortar from the joints and replacing it with new.

Brick repair in San Diego: older homes and city rules

In the City of San Diego, a maintenance repair with similar materials valued at $1,000.00 or less doesn't need a building permit, but that exemption doesn't cover historical resources, unreinforced masonry buildings, or work on property with environmentally sensitive lands that calls for a development permit. The city counts a building as unreinforced masonry when it was built under a permit issued before March 24, 1939, with load-bearing walls of brick or similar material. If your house is 45 years old or more and the job does need a construction permit, the city decides whether a site-specific survey is needed first. That's why your home's age is one of the first things I ask about.

We're based in San Diego and work across the city and the cities around it, in both city limits and unincorporated county areas. Brick here mostly shows up as garden walls, planters, steps and older house fronts, and we see the same worn joints on jobs in La Mesa and Lemon Grove.
