When does a brick wall need restoration?
Masonry restoration in San Diego, CA usually means cutting out the worn mortar between your bricks, packing in new mortar that suits the old wall and cleaning the face gently, so the brick you already have keeps doing its job.
Most people call when they notice sandy mortar on the ground, joints sunk back from the brick face or a dark streak where water runs down the wall. The price moves with how many joints need work, how deep they're worn, how high the wall is and whether it needs cleaning or a gutter fix first, and the schedule turns on the size of the job and whether the city needs to review an older house before we start. I'll look at your wall and give you an estimate on site that says what needs doing and what it costs.
Is masonry restoration right for your home?
Mortar wearing out of joints
Sandy, crumbling or sunken mortar lets water into the wall, and new joints stop that.
An older brick house
Old brick usually outlasts its mortar, so restoring the joints keeps the original wall in service.
Washed out under downspouts
Joints worn away under a gutter or downspout point to a water problem worth fixing together.
Dirty, stained or painted brick
Grime and old paint can come off gently without grinding away the face of older brick.
How we handle masonry restoration
I start by looking at the whole wall to find which joints have actually failed and why. If the worn spots sit near a gutter or downspout, we check those first, because new mortar won't last long if water keeps pouring onto it. On older walls we clean with the gentlest method that works and stay away from blasting, since that wears down the face of the brick. Then our masons cut out the failed mortar, pack new mortar into the joints, shape it to match the look of the old joints and clean up the site.
Restoration often sits next to other work on the same house. If some bricks are cracked or flaking at the face, brick repair swaps them for a close match so the new joints have something solid to hold. If you've been thinking about a new hearth, fireplace installation can be planned alongside the repair, and when a block or concrete wall needs a new face rather than a fix, stone veneer installation puts thin stone over it.
Spot repointing
This suits a wall where only some joints are soft or washed out, often near a downspout or along the base. We fix those joints and leave the sound ones alone, which keeps the cost down and the wall looking original.
Full wall repointing
This suits a wall where the mortar is crumbling or cracked across most of its face. Doing it all at once gives you joints that match from end to end instead of a patchwork.
Cleaning and repointing together
This suits older brick that's dirty, stained or painted as well as worn at the joints. We clean first, gently, so the new mortar can be matched to the brick you'll actually see.

Call (619) 220-2261, email service@sandiegoconcreteandmasonry.com or use the form, and tell us what you're seeing on the wall. We'll set a time for me to come out.
I come out and look
I ask what's been going on and look over the joints, the brick and the gutters and downspouts near any worn spots. Your estimate tells you which joints need work, how we'll clean the wall and what it costs.
We check what's required
Once you say go, we check what your city or the County of San Diego needs before any work starts. When a San Diego house needs historic review, an older city bulletin put it at about 10 business days for a standard rules check or 20 for one that needs a judgment call, and the city can tell you current timing.
Our crew does the work
Our own masons and helpers do the work, and I'm on site checking it as it goes. When it's done, we walk the finished wall with you.
Spot repair or a full masonry restoration?
Fix the joints that failed and leave the rest.
Joints that are still hard and tight are better left as they are, because sound old mortar is doing its job and new work never blends in perfectly. When the wear is in one area, usually where water runs, I'll mark those joints and price just them.
A full repoint makes sense when the failure is spread across the wall and patching would leave you chasing it every few years. I'll show you on site what I'm seeing, so you can judge for yourself why I'm recommending one or the other.

I do every estimate myself
I'm the one who comes out to look at your wall and price it, and our own masons and helpers do the work. I'm on site checking it as it goes, so what we agreed on is what gets built.
Learned on a San Diego crew
I started as a helper on a small masonry crew here, mixing mortar and watching older hands fix what others got wrong, and opened this business in 2023. That's where I learned to tell a failing joint from one that only looks rough.
Licensed and fully insured
We're licensed and fully insured. California's licensing board has a masonry classification covering brick, block and stone along with the cleaning that goes with that work, and it's a fair thing to ask any mason about.
A small repair when it's enough
If a few joints and a downspout fix will do it, that's what I'll tell you. Every job is backed by our satisfaction guarantee, so call (619) 220-2261 or use the form when you're ready.
Questions about restoring brick
How do I know if my brick mortar needs repointing?
Your mortar likely needs repointing if it has worn back more than about 1/4 inch from the brick face, crumbles when you rub it, has holes in it, or shows hairline cracks or gaps between the brick and the mortar. Those are the signs the brick industry's guidance lists. Send a few photos when you get in touch and I'll tell you what I see.
Can new mortar damage old brick?
It can, if the new mortar is harder than the old. The brick industry advises new mortar that's similar to or weaker than the original in strength, meaning how much crushing it can take, so the joint gives before the brick does. Mortar also has to let moisture out of the wall, because when it can't, the brick or stone itself takes the damage.
How long does repointing last?
Mortar joints typically last more than 25 years, while the brick itself can last more than 100. That makes repointing upkeep you plan for over a wall's life, and the original brick can stay through it.
How much does masonry restoration cost in San Diego?
The cost depends on how much of the wall needs new mortar, so a few joints by one downspout costs far less than repointing a whole house. Ladders or scaffolding for a tall wall, cleaning off paint or grime, and swapping out cracked bricks all add to it. I give you the price on site after looking at the wall.
What is the best way to clean old brick without damaging it?
Start with the gentlest cleaning and work up only if you need to. For historic masonry, preservation guidance recommends very low water pressure, even a garden hose, raised only as needed. Grit blasting, grinders and sanding discs usually take some of the brick's face off with the dirt, which is a real loss on an older wall.
How long does masonry restoration take in San Diego?
A spot repair usually goes quicker than a full repoint, and the schedule mostly turns on how many joints need work and whether cleaning or a drainage fix comes first. On an older house, any review the city needs happens before we start. I'll walk you through the order of the work when I give you the estimate.

Other masonry work you might need
Masonry restoration permits and older homes in San Diego
The City of San Diego requires a building permit to build any new structure or improve an existing building or structure, and whether a repointing job falls under that depends on the house and the work. So we check before we start, and when a permit is needed we take care of the paperwork and the inspections. Older houses get a closer look, because a project may need historic review if the site has a structure 45 years old or more, is designated historic or sits in a historic district. The city also counts buildings put up under a permit issued before March 24, 1939, with load-bearing walls of brick, block, stone or adobe, as unreinforced masonry, walls with no steel like rebar inside them, which leaves them open to damage or collapse in an earthquake. If your house might be one of those, tell me up front so we know what we're working on.
We're based in San Diego and work across the city and the cities around it, in both city limits and unincorporated county areas. Worn joints at the base of a wall and under downspouts are common calls, and we see the same kind of older brick on jobs in La Mesa and National City.
