Brick, block and stone in Imperial Beach
Imperial Beach is a small beach city. From the streets off Seacoast Drive to the blocks back toward the Tijuana Estuary, it's mostly houses and small apartment buildings set close together. On our jobs there we see a lot of block walls on property lines, brick planters and porches, and chimneys that have taken ocean weather for years. We're based in San Diego and do the same kind of work next door in Chula Vista and farther inland in La Presa, so Imperial Beach is well within our usual range.
Lots here tend to be tight, with houses close to the sidewalk and to each other, so a good part of the planning is access. Before we start, I work out where the mixer and the pallets go, how we get block into a narrow side yard and how we keep a shared wall standing while we work on your side of it.

Foundation repair
A cracked foundation wall lets damp into an older house. I find out what's actually moving before we patch anything, so the repair holds.

Salt air goes after chimney crowns and the top courses first. We rebuild what's failed up there and leave the sound brick below alone.

When joints near the beach turn sandy, we grind out the old mortar and pack in fresh so water stays out of the wall.

Spalled or cracked bricks on a porch, step or planter get cut out and replaced with brick that matches what's already on your house.

Short driveways on tight lots suit pavers, since a cracked paver lifts out and a new one goes in without tearing up the drive.

Where a yard steps down to the street or a neighbor, we build a retaining wall sized and drained for the slope it holds back.

Older brick and stone near the coast can usually be brought back by cleaning, repointing and fixing only the pieces that have failed.

Cool, foggy evenings by the ocean make a fireplace worth having. We build brick or stone fireplaces that fit the room and the house.

Stone veneer on a front wall or column needs a sound backing and good flashing, or the salty air finds its way behind it.

Block walls line property lines all over town. We build new ones straight and capped, and repair the ones that lean or crack.

For an addition or a raised floor, we lay the foundation block walls that carry it, filled and reinforced the way the plans call for.

A backyard this close to the beach gets used a lot, so we build counters and grill surrounds in block, brick or stone made for the weather.

Front walks here take sand, foot traffic and the odd puddle. We set them on a packed base so they stay flat and drain off.

A low brick wall along the front yard suits a lot of the houses here, and we lay it with joints tooled to shed water.

Stone steps, planters and garden walls give a beach yard a solid edge. We set each stone so it sits tight and carries its weight.

When only a few joints have opened up, spot pointing fixes them without redoing the whole wall, and that's often all you need.

What the coast asks of masonry in Imperial Beach
Salt air and fog do most of the damage here. Damp, salty air soaks into soft brick and old mortar, and when it dries the salt pushes at the surface, so you see sandy joints, flaking brick faces and white powder on walls and chimneys. We rake out the joints that have failed and repoint with a mortar that's a little softer than the brick, so the joint takes the wear instead of the brick. Then we make sure the caps, crowns and flashing send water off the top of the wall instead of into it.
The price mostly comes down to how much has actually failed and how hard it is to get to on a tight lot. The schedule turns on whether the city needs a permit, when inspections can happen and a stretch of weather that lets the mortar set. Your own number comes from the estimate, once I've seen the wall.

Imperial Beach masonry questions
Do I need a permit for masonry work in Imperial Beach?
Often, yes. The city's Building Division issues permits for new construction, additions and remodeling, and it says most repairs or alterations need a building permit too. Before we start, we check with the city on what your job needs, and if a permit is required we take care of the paperwork and the inspections.
How do I apply for a building permit in Imperial Beach?
You apply online, through the city's building permit system, where you set up a Citizen Self-Service account first and then handle the application, plan check and payment. The city lets a state-licensed contractor, the property owner or an authorized agent apply. On our jobs, we handle that part for you.
What days does Imperial Beach do building inspections?
The city lists inspections Monday through Thursday, from 9 am to 2 pm, so confirm the current hours with the city before you plan around them. Since there are no Friday inspections listed, we plan footings and wall pours so an inspection doesn't hold the job up over a weekend.
How do I know if a masonry contractor is licensed in California?
Ask them for their state contractor license before you sign anything. The Contractors State License Board is the state agency that licenses and regulates contractors in California, and it's there to protect homeowners. We're licensed and fully insured, and I'm happy to go over that when I come out.
How much can a contractor ask for up front in California?
The state licensing board says a contractor can't ask for or accept a down payment of more than $1,000 or 10 percent of the total contract price, whichever is less. Any other payments have to be spelled out in the contract and tied to work done or materials delivered. Those rules apply to all home improvement work, masonry included.
How much does masonry repair cost in Imperial Beach?
It depends mostly on how much has actually failed, so a few open joints cost far less than rebuilding a chimney top or a leaning wall. Near the coast the big swing is how deep the salt damage goes, and matching older brick or stone adds to it. I'll tell you if a small repair will do, and you get your own figure once I've looked at the job.
