What does chimney repair involve on a San Diego home?

Chimney repair in San Diego mostly means fixing the crown, the top surface of the chimney, and the flashing where your roof meets it, so rain stops finding its way into your house. Done right, it stops the leak without tearing out brick that's still sound.

Most calls start with a water stain on the ceiling by the fireplace, or mortar crumbling off the top of the chimney after a rain. The price turns on how much has actually failed, how easy the chimney is to reach from your roof and whether you want a leak fixed or bigger work for earthquake worries, and the schedule turns mostly on whether your job needs a city permit. When I come out, I'll give you a price for your chimney and tell you what needs doing and what doesn't.

Is chimney repair what your house needs?

  • Stains near the fireplace

Water marks on the ceiling or wall beside the chimney usually point to the crown or flashing.

  • Cracked or crumbling crown

A crown with cracks lets rain sit and soak down between the chimney wall and the liner.

  • Loose bricks up top

Bricks that wobble or joints that have washed out near the top mean the masonry needs attention.

  • Worried about an earthquake

An old brick chimney that worries you has options, from repair to taking it down to the roofline.

How we do chimney repair

We start at the crown and the roof flashing, because that's where most of the leaks we chase begin. I check the crown for cracks and gaps, then the flashing, the metal that seals the joint between roof and chimney, which trade guidance says should be base flashing on the roof with counter flashing set into the chimney over it. Then we repair or rebuild the crown, replace any flashing that's failed, repoint joints that have washed out, clean up and go over what we did with you.

Chimney work often runs into the rest of the masonry. Worn joints lower down call for tuckpointing, cracked or flaking bricks call for brick repair, and if a rebuild means a new firebox or insert, that's fireplace installation. I'll only bring those up if your chimney actually needs them.

  • Crown and flashing repair

This suits most leaks, because it fixes the top of the chimney and the seal at the roof without touching sound brick below. It's usually the smallest job that solves the problem.

  • Repointing and brick replacement

This suits a chimney with washed-out joints or a few cracked bricks, since we replace only the mortar and brick that failed. We match what's there so the repair looks like it belongs to the house.

  • Rebuilding the top section

This suits a chimney whose upper courses are loose or broken past patching. We take it down to solid brick and build it back up with a new crown and flashing.

  • Earthquake work

This suits owners who don't trust an old brick chimney in a quake. We walk through the choices with you, from repair to taking it down to the roofline.

What happens when you call about chimney repair in San Diego?

  1. Call or send a message

Call (619) 220-2261 or use the form, and tell us where you see water or what's worrying you about the chimney. We'll set a time for me to come out.

  2. I look at the chimney

I check the crown, the flashing and the joints, ask what's been going on and give you the estimate on site. It tells you what has failed, what I'd fix and what it costs, with bigger options priced if you want them.

  3. We check permits, then build

Once you say go, we check with the city or the County of San Diego on what the job needs, then our masons and helpers get to work. If a permit is required, the work waits on it, so that's the part of the schedule we can't rush.

  4. We walk the job together

When the work is done, we go over it with you and show you photos of the crown and flashing up top. We clean up before we leave, old mortar and flashing included.

Small chimney repair or a rebuild?

Fix what failed and leave sound brick alone.

A leak at the crown or flashing usually doesn't mean the whole chimney is bad. If the brick below is solid and the joints are holding, I'd rather repair the top and reseal it at the roof than sell you a rebuild you don't need.

A rebuild makes sense when the top courses are loose, the crown has broken up past patching, or you want to deal with earthquake worries at the same time. In that case I'll show you what I'm seeing and price both ways, so you can pick.

Why San Diego homeowners call Artisan San Diego Concrete & Masonry for chimney repair

  • The owner looks at your chimney

I'm the one who comes out to look at the job and give you the estimate. Our own masons and helpers do the work, and I'm on site checking it as it goes, so the person who priced it sees it built.

  • Learned on San Diego crews

I learned the trade as a helper on a small masonry crew here, watching older hands fix what others got wrong, and started this business in 2023. Repair work on worn mortar and brick is what we're best known for.

  • Licensed and insured for masonry

California's contractor license board describes masonry work as brick, stone and the fire brick inside a fireplace, so it's fair to ask any contractor whether that's work they do. Brick and stone are our everyday work, and we're licensed and fully insured.

  • Backed by our satisfaction guarantee

Our chimney work is backed by our satisfaction guarantee. Call (619) 220-2261 or send us a message to set up a time for me to look at yours.

Chimney repair questions we hear

How much does chimney repair cost in San Diego?

Chimney work usually costs about $550 to $6,800 per job across the US, from cap and crown repair with waterproofing at the low end to a rebuild above the roofline at the high end. That's a national range, not our price, and where your chimney lands depends on how much has failed and how much gets rebuilt. I'll price yours when I come out to look at it.

What causes a chimney to leak?

Water usually gets in at the crown or where the roof meets the chimney. Trade guidance says the area around the crown is often overlooked, and the flashing and sealant there are what keep water out of the space between the chimney wall and the flue liner, the inner pipe the smoke travels up. A leak check that only looks at the roof can miss it.

Does chimney repair need a permit in San Diego?

Small repairs can be exempt, but the city requires a building permit to improve an existing structure and to add or replace a fireplace. Its code exempts maintenance repairs that only replace existing work with similar materials, total no more than $1,000.00, leave electrical and mechanical work untouched and make no change in how it's built. We check your job against that before we start, and when a permit is needed we take care of the paperwork and the inspections.

What can be done with a brick chimney that might fail in an earthquake?

FEMA's chimney guidance lays out a range, from capping the chimney at the roof or ceiling to replacing the firebox and chimney with a factory-built insert and a metal flue. In between, the chimney is replaced above the shoulder, where it narrows above the fireplace, either keeping the masonry firebox or adding a factory insert, so you choose how much of the old fireplace stays. In the 1994 Northridge earthquake, chimney collapse was a common kind of damage to brick and block built without steel, which is history and not a forecast for your house, and I'm glad to talk through which option suits yours.

How long does chimney repair take?

A crown and flashing repair is usually a much shorter job than rebuilding the chimney above the roof, and I'll tell you how long yours should take when I give the estimate. If the city requires a permit, the start waits on that, so bigger jobs take longer from the first call.

Can I put a wood-burning fireplace back in when my chimney is rebuilt in San Diego?

Yes, if it's a sealed wood-burning fireplace or a sealed woodstove, because only those, a direct-vent sealed-combustion gas fireplace or a pellet stove can go in under a city fireplace permit. A sealed-combustion unit takes its air from outside instead of from the room. If you're weighing a new insert, plan around those types before the rebuild starts.

Chimney repair on San Diego homes

Bigger chimney work on an older San Diego house can bring an extra step, because a project that needs a city permit may also need historic review if the house is 45 years or older, is designated historic or sits in a historic district. A lot of the brick chimneys we see are on houses that old, so I'll ask about it at the estimate and build it into the plan from the start instead of finding out halfway through.

Plenty of the houses we work on still have their original brick chimney, and the calls usually come after a good rain leaves a stain inside. We're based in San Diego and work across the city and the cities around it, in city limits and unincorporated county areas, doing the same chimney work in La Mesa and Coronado. If you don't see your city listed, give us a call and ask.
